Minimum Down Payment Rules in BC (2026)
Here’s how it works in Canada:
For homes under $500,000
👉 Minimum 5% down payment
For homes between $500,000 – $999,999
👉 5% on the first $500,000👉 10% on the remaining amount
For homes $1,000,000 and above
👉 Minimum 20% down payment
Example
If you’re buying a $700,000 home:
5% of $500,000 = $25,000
10% of $200,000 = $20,000
👉 Total down payment = $45,000
Can You Buy with Less Than 20%?
Yes.
If your down payment is less than 20%, your mortgage will require insurance (CMHC or similar).
This allows many buyers to enter the market sooner.
